OKC Metro Market Update

What the latest numbers and headlines mean for buyers, sellers, and anyone relocating to Oklahoma City this fall.

The market at a glance

Oklahoma City closed out the summer as a balanced market, meaning the number of buyers and the number of homes for sale are roughly in step. Here are the August 2026 figures for the city:

$270,000Median sale price, down 2.41% from a year ago
$268,400Median list price, down 1.67% from a year ago
3,569Active listings, up 8.86% from a year ago

In short, buyers have more homes to choose from than they did last year, and prices have eased slightly rather than climbing.

What it means for buyers

  • More choice. With inventory up, there is more room to compare homes and neighborhoods before committing.
  • Room to negotiate. A balanced market can make terms like repairs, closing costs, or timing easier to discuss.
  • Preparation still wins. Well-priced homes in sought-after areas continue to attract strong interest, so a pre-approval letter remains essential.

What it means for sellers

  • Pricing matters more. Buyers have options, so homes priced ahead of the market tend to sit longer.
  • Presentation counts. Thoughtful preparation, staging, and professional photography help a home stand out among more listings.
  • Local detail is everything. Citywide medians hide big differences between neighborhoods. A personal valuation tells the real story for your street.

Development worth watching

Downtown Oklahoma City continues to see major investment, and these projects are shaping where people want to live, work, and play.

  • A new home for the Thunder. Ground was broken on March 26, 2026, on the new $900 million downtown arena, which is planned to open in 2028. Oklahoma City voters approved the project in December 2023.
  • MAPS 4 Multipurpose Stadium. The city broke ground on June 1, 2026, on the $121 million, 10,000-seat stadium just south of Bricktown, designed for soccer, concerts, and community events. It is scheduled to open in 2028.
  • The Boardwalk at Bricktown. Plans for the proposed development, including the 1,907-foot Legends Tower, are still alive, though the developer has said demand is the project’s biggest hurdle.

If you’re relocating

A steadier market paired with a wave of downtown investment makes this a thoughtful time to explore the metro. Whether you are drawn to city living near Bricktown and Midtown or to the space of the suburbs, the right neighborhood depends on your commute, schools, and the way you want to live.
